Working chimneys in living room fireplaces.  Gas connection in place for real flame effect fires.

Doors & Joinery
All internal doors are Georgian panel style with chrome fittings and hinges.  Architrave and skirting are painted.  External timber French doors with hardwood sills fitted to ground floor rooms opening onto gardens.  Front doors are of superior quality laminated timber with chrome fittings.

Heating & Hot Water
Low temperature hot water heating with radiators or towel warmers in all rooms.  Electronic programming for separate heating and hot water systems.  Large airing cupboard on landings.

Electrics & Lighting
Reception rooms have downlighters with capped-off point for pendant light in dining area and there are ample sockets for lamps.  Downlighters are fitted in kitchens, bathrooms, landings and hallways.  Fitted porch lights.  Mains powered smoke detectors are fitted as standard.

Thermal Efficiency
All houses comply with current thermal efficiency standards as set out in Building Regulations.  The ground floor, cavity walls and roof structure are insulated to the highest standards.  All windows are working timber sash double glazed units.

Top specifications as stipulated by NHBC and Wealden District Council.  Robust detailed specification and cavity walls to reduce sound transmission.

Finishes
Plastered walls and ceilings with simple cornice painted finishes.  All main bedrooms have separate dressing room with hanging rails.  Staircases have wood painted finish with traditional spindle banisters.

Each has close boarded fencing to the rear of all properties for privacy with access gate for dustbins and garden equipment.  Patios are paved with Indian sandstone and gardens are levelled ready for turfing.

Each house has two allocated parking spaces, plus additional visitor parking.  There are dustbin areas to each side of the building.  Landscaped gardens and hedging border the road.
